So frustrating, if you don’t ask the right questions they gloss over alot of things.Well thats somewhat annoying. A buyer advocate the specialises in the buying investment properties, the property manager and the accountant were told what we were doing and were asked for advice specifically on how to structure this - and none of them brought up this loophole...
It’s not been super great, we’ve been taken for a ride on a lot of it. Being locked out of tassie I’ve had to rely on others and we are being treated as an easy mark as a result. The tradesman do the little bits and bobs that I could have done myself is just doing things without asking and charging, the buyer advocate we hired to project manage it all isn’t pushing back or checking anything on my behalf which is literally his job. I knew the covid thing would cost me a bit in inflated work I couldn’t be there to check, but still grates...So frustrating, if you don’t ask the right questions they gloss over alot of things.
This has happened to me at every damn step of my separation with the solicitors, account managers, and mortgage brokers. So many things that could’ve made things smoother that I had no idea about.
Thankfully my old man and dear mumsy have plenty of experience leasing houses so atleast that went nicely.

We were told the wallpaper removal (this really needed doing, wasnt rentable like it was) and painting in the bedrooms and floor polished was capital. Had a big plumbing repair done as well.Short version, we were told anything done to get it ready to rent was capital.
